AVENEW Development and Hilton Sign Waldorf Astoria Hotel and Residences for Dubai Islands

AVENEW Development has signed an agreement with Hilton to develop Waldorf Astoria Dubai Islands and Waldorf Astoria Residences Dubai Islands, introducing the Waldorf Astoria brand to Dubai Islands.

The project will combine a luxury hotel with branded residences, integrating residential living with Waldorf Astoria’s service-led hospitality model. The development is designed to balance private living spaces with shared lifestyle amenities within a waterfront setting.

Waldorf Astoria Dubai Islands will feature 150 guest rooms and suites, along with a range of dining venues, including a rooftop restaurant, an all-day dining outlet, a pool lounge, a speciality restaurant, a signature bar, and Peacock Alley. Guest facilities will include an outdoor swimming pool, a children’s pool and club, a fitness studio, and a spa.

Waldorf Astoria Residences Dubai Islands will comprise 120 branded residences, offering furnished apartments supported by hotel-style services. Residence owners will have access to the hotel’s amenities, alongside services focused on privacy, convenience, and long-term living.

The signing represents AVENEW Development’s second branded residential project on the Dubai Islands and its sixth development within the wider master-planned community. The project aligns with the continued growth of branded residences as a segment within the global real estate and hospitality market.

Commenting on the announcement, Rasha Hassan, Managing Partner at AVENEW Development, said the collaboration reflects changing buyer preferences and a focus on long-term asset quality supported by established hospitality brands.

Carlos Khneisser, Chief Development Officer, MEA, Hilton, noted that the agreement supports Hilton’s ongoing expansion of its luxury and branded residential portfolio across the Middle East, adding to the company’s presence in Dubai’s residential and hospitality sectors.

The Waldorf Astoria Dubai Islands project underscores the continued integration of hospitality and residential development in Dubai, positioning branded residences as a key component of mixed-use waterfront communities.
