Hyatt Reports Record Global Pipeline of Around 148,000 Rooms at Year-End 2025

Hyatt Hotels Corporation has reported a global development pipeline of approximately 148,000 rooms as of the end of 2025. The pipeline growth reflects continued development activity across Hyatt’s five brand portfolios and represents a 7% increase compared to 2024.

Hyatt’s brand-focused and insights-led approach continues to resonate with owners and developers. Growth has been supported by the scale of its global brand portfolio and the World of Hyatt loyalty program, which now counts more than 63 million members. Member engagement remained strong in 2025, with the number of members staying more than 50 nights per year increasing by 13% compared to 2024. On average, World of Hyatt members stayed more frequently and spent more per stay than non-members.

Commenting on the performance, Mark Hoplamazian, President and Chief Executive Officer of Hyatt, said 2025 marked an important year for the company’s portfolio expansion, guided by market insights, member data, and owner feedback. He added that Hyatt plans to continue investing in its brands, talent, and technology to support guest preference, owner value, and long-term growth.

Strong Signings in the U.S. and Asia Pacific

During 2025, Hyatt recorded notable signing activity in the United States and Asia Pacific. In the U.S., the company achieved its highest number of room signings in five years, a 30% increase over 2024. Around half of these signings were in new markets for Hyatt, and more than 80% of the U.S. pipeline consists of new-build projects. Hyatt also expects future conversion activity to increase following the introduction of brands such as Hyatt Select and Unscripted by Hyatt.

Asia Pacific remained a key focus area. In Greater China, Hyatt expanded its Essentials portfolio pipeline by more than 50% year-on-year. Room signings increased by nearly 90% in India and by 46% in Indonesia. In Vietnam, Hyatt added six Wink hotels to the Unscripted by Hyatt brand, with a seventh property planned to join the brand in 2027.

Brand Portfolios Supporting Growth

Hyatt’s five brand portfolios continue to guide its development strategy.

The Luxury portfolio, which includes Park Hyatt, Alila, Miraval, Impression by Secrets, and The Unbound Collection by Hyatt, has a pipeline of more than 10,000 rooms. Recent and upcoming projects include properties in Canada, Italy, Japan, and other international markets.

The Lifestyle portfolio, encompassing brands such as Andaz, Thompson Hotels, The Standard, JdV by Hyatt, and Bunkhouse Hotels, has seen growing owner interest, particularly in Europe and the Asia Pacific. Several Lifestyle hotels are scheduled to open between 2026 and 2029 across destinations including Portugal, Turks & Caicos, Italy, Australia, and Mexico.

Hyatt’s Inclusive Collection continues to expand following the acquisition of Playa Hotels & Resorts. The portfolio plans further growth across the Caribbean, Latin America, Europe, and new regions such as Saudi Arabia, Southeast Asia, and North Africa, with multiple resorts scheduled to open from 2026 onward.

The Classics portfolio, which includes Grand Hyatt, Hyatt Regency, Destination by Hyatt, and Hyatt Centric, recorded signings in 12 new global markets in 2025. In Asia Pacific alone, nearly 6,000 rooms were signed under Classics brands, with new hotels planned in Morocco, Japan, Montenegro, and other destinations.

The Essentials portfolio remains a key driver of expansion in new markets. Brands such as Unscripted by Hyatt, Hyatt Select, and Hyatt Studios accounted for more than 65% of all new U.S. deals in 2025. Recent openings and planned projects span North America, the Middle East, and other regions, supporting both short- and extended-stay demand.

As of year-end 2025, Hyatt’s development pipeline reflects continued owner and developer interest across its brand portfolios and geographies, supporting the company’s long-term global growth strategy.
