Home2 Suites by Hilton Madrid Retiro Set to Open in 2028

Hilton has announced the signing of Home2 Suites by Hilton Madrid Retiro, following a franchise agreement with Santander Asset Management. Scheduled to open in 2028, the property will introduce the Home2 Suites by Hilton brand to Spain and become the brand’s second hotel in Europe after Home2 Suites by Hilton Dublin City Centre.

Located in Madrid’s Retiro district, the hotel is designed for both business and leisure travellers seeking flexible accommodation for short and extended stays.

The property will feature 215 studio and one-bedroom suites, each offering open-plan living areas and fully equipped in-suite kitchens. Guests will also have access to a rooftop swimming pool, terrace, complimentary hot breakfast, the Spin2Cycle fitness and laundry facility, and a range of shared social spaces.

Designed with a focus on multifunctional living, the hotel will be located close to the Golden Triangle of Art, Retiro Park, Atocha high-speed rail station, commercial districts and several cultural attractions.

Carlos Miró, Managing Director, Development, Spain & Portugal at Hilton, said the signing marks Hilton’s first extended-stay property in Spain and reflects growing demand for flexible accommodation in major European cities.

The hotel will be developed by IBOSA, managed by Panoram, and delivered under the coliving strategy introduced by Santander Asset Management in 2024.

Guests staying at the property will be able to access Hilton Honors, Hilton’s loyalty programme, which offers member benefits including digital check-in, Digital Key access, Points and money booking options, member discounts and complimentary standard Wi-Fi when booking directly through Hilton channels.

Hilton currently operates seven hotels across seven brands in Madrid, including Hotel Montera Madrid, Curio Collection by Hilton, DoubleTree by Hilton Madrid-Prado, Atocha Hotel Madrid, Tapestry Collection by Hilton, Spark by Hilton Madrid Alcala, Hilton Madrid Airport, Canopy by Hilton Madrid Castellana, and Hampton by Hilton Madrid Alcobendas.

The addition of Home2 Suites by Hilton Madrid Retiro further expands Hilton’s presence in Spain and strengthens its extended-stay offering in Europe.
