Waldorf Astoria to Debut in Miami Beach with Oceanfront Hotel
Waldorf Astoria Miami Beach Set to Open Following Landmark Transformation
Hilton and Reuben Brothers have signed a management agreement to transform a landmark oceanfront hotel in Miami Beach into Waldorf Astoria Miami Beach. The property is scheduled to reopen in winter 2027, marking the brand’s first hotel in the destination.
Owned by Reuben Brothers, the hotel will undergo a comprehensive renovation before being managed by Hilton as part of the Waldorf Astoria portfolio.
Located on Collins Avenue, the property offers direct beach access and views of the Atlantic Ocean and the Miami skyline. It is also close to Miami Beach’s restaurants, entertainment venues and cultural attractions.

Danny Hughes, President, Americas, Hilton, said the signing supports the continued growth of Hilton’s luxury portfolio across key destinations while expanding the Waldorf Astoria brand in Florida.
Renovation Plans
The redevelopment will include 348 renovated suites, each featuring a private balcony and ocean views. The project will also introduce a redesigned arrival experience, including Peacock Alley, the brand’s signature social space.
Additional upgrades will include:
- New dining concepts
- A redesigned spa and wellness area
- An upgraded fitness centre
- Enhancements to the 48,000-square-foot pool deck with private cabanas
- Refurbished event spaces for meetings, celebrations and private functions
The interiors are being designed by Avenue Interior Design, incorporating contemporary design while reflecting the character of Miami Beach.

Kim Phoebus, Chief Operating Officer of US Hotels at Reuben Brothers, said the restoration aims to preserve the property’s heritage while creating modern guest experiences and supporting the local community.

Dino Michael, Senior Vice President and Category Head, Hilton Luxury Brands, said the project has been designed to reflect the culture, coastal setting and identity of Miami Beach while introducing the Waldorf Astoria brand to the destination.
The hotel will become part of Hilton Honors and join Waldorf Astoria’s international portfolio. It will also complement the planned opening of Waldorf Astoria Miami in Downtown Miami, scheduled for 2028.
Hilton currently operates more than 520 properties across Florida, with continued expansion planned across the state.
