IHG Hotels & Resorts and Ark Capital Announce Kimpton Mayfair Adelaide
IHG Hotels & Resorts has announced a partnership with Ark Capital, which is 50% owned by Regal Partners, a company listed on the ASX. They will manage the heritage-listed Mayfair Hotel in Adelaide. The hotel will be rebranded as Kimpton Mayfair Adelaide after a planned refurbishment, with the reopening scheduled for 2026.
Initially built in 1934 and converted into a hotel in 2015, the 170-room property is recognized for its distinctive architecture and rooftop bar. It will continue to operate as the Mayfair Hotel under IHG management from mid-December 2025 before the renovation begins.
The Kimpton brand, introduced to Australia in 2022 with Kimpton Margot Sydney, is known for its emphasis on personalised hospitality and locally inspired design. Kimpton Mayfair Adelaide will be the brand’s second property in the country, joining Kimpton Teneriffe, set to open in 2031.
Matt Tripolone, Managing Director, Australasia & Pacific, IHG Hotels & Resorts, said: “We are pleased to partner with Ark Capital to reimagine the Mayfair Hotel under the Kimpton brand. The project will build on the property’s strong legacy while introducing a contemporary lifestyle approach that reflects Adelaide’s culture and character.”

Sarah Townson, Managing Director, Ark Capital, added: “Our partnership with IHG aligns with our focus on high-quality, well-located assets within Australia. The restoration and rebranding of the Mayfair Hotel present an opportunity to integrate thoughtful design with the Kimpton brand’s distinct personality.”
The partnership represents continued growth in IHG’s Luxury & Lifestyle portfolio in Australia, further enhancing the company’s presence in South Australia, alongside the forthcoming InterContinental Barossa Resort & Spa.
