Atmosphere Core has announced a partnership with Vision Dempo Hospitality Pvt Ltd to launch CROWN HERITAGE PANJIM by Atmosphere Goa. The boutique hotel is scheduled to open in the first quarter of 2027 in Fontainhas, Panjim’s UNESCO-listed heritage district.
Located close to the Mandovi River, the property is approximately 1 hour from Mopa Airport and 40 minutes from Dabolim Airport.
The 34-key hotel, part of the ‘By Atmosphere’ sub-brand within the Atmosphere Hotels & Resorts portfolio, will include deluxe rooms and a rooftop suite. The project is designed to combine heritage-inspired architecture with a boutique hospitality experience.

The property will feature an all-day dining restaurant, café lounge and rooftop resto-bar serving Goan and international cuisine. Wellness facilities will include the ELE|NA Ayur Spa, treatment rooms, a swimming pool with outdoor deck and a fitness centre.

Salil Panigrahi, Co-Founder and Managing Director of Atmosphere Core, said Goa remains an important market for the company’s India expansion plans. He added that the property is intended to offer a hospitality experience connected to Goa’s cultural and heritage character.
Rajesh Dempo, Founder and Managing Director of Vision Dempo Group, said the collaboration aligns with the group’s plans to develop a boutique hospitality project in Panjim as Goa continues to see demand across leisure and experience-focused travel segments.
Souvagya Mohapatra, Managing Director, Atmosphere Core India, Bhutan, Nepal & Sri Lanka, said Panjim’s cultural setting and heritage appeal made it a suitable destination for the brand’s continued expansion in India.
Fontainhas, known as Panjim’s Latin Quarter, is recognized for its Portuguese-era streets, colourful homes and historic architecture, reflecting Goa’s cultural and colonial heritage.
