SAMHI Hotels Signs Agreement to Lease 260-Room Mid-Scale Hotel in Hyderabad Financial District
SAMHI Hotels has signed an Agreement to Lease (ATL) with P. Pramoda, P. Harika, and Aurean Eskar (collectively referred to as the “Lessors”) for a mid-scale hotel comprising approximately 260 rooms. This hotel will be developed as part of a mixed-use project in Hyderabad’s Financial District. Aurean Eskar will be responsible for constructing the building, after which it will be handed over to SAMHI for interior fit-outs and branding. The estimated cost for SAMHI’s scope of work is between ₹1,250 million and ₹1,430 million.
This will be SAMHI’s third property in the Financial District, complementing the Sheraton (326 rooms, including 42 currently under development) in the upscale segment and the Fairfield by Marriott (232 rooms) in the upper mid-scale segment. With this new addition, SAMHI will operate across three price points in the Financial District, which is experiencing a rise in office space and business activity.
This step aligns with SAMHI’s strategy of building scale in key micro-markets by operating branded hotels across multiple segments, aiming to improve portfolio efficiency and long-term value.
The transaction is subject to customary conditions, and the final lease deed will be executed once the required building sanctions are obtained.

Ashish Jakhanwala, Chairman & Managing Director, SAMHI Hotels Ltd., said, “This agreement strengthens our presence in Hyderabad’s Financial District by adding a mid-scale option alongside our existing upscale and upper mid-scale hotels. The variable lease structure supports disciplined growth by linking commitments to the hotel’s performance.”
Pushkin Reddy and Rithwik Mali, Managing Partners at Aurean Eskar, added, “We are pleased to collaborate with SAMHI Hotels on this hospitality project in the Financial District. This partnership reflects our focus on expanding into hospitality as part of a balanced commercial real estate portfolio.”
