Waldorf Astoria Deer Valley Resort and Residences Signed, Opening Planned for 2028
Extell Development Company and Hilton have announced the signing of Waldorf Astoria Deer Valley Resort and Residences. Scheduled to open in 2028, the ski-in, ski-out property will be located in Deer Valley East Village in Park City, Utah, a newly developed alpine resort area in North America.
The project will be situated next to Deer Valley’s Green Monster ski run and is planned to offer direct access to the surrounding ski terrain. The development will include 132 hotel rooms and 105 branded residences, ranging from one- to six-bedroom layouts across two towers. Of these, 56 residences will be located above the hotel, while an additional 49 private residences will be housed in a separate Waldorf Astoria Residences Deer Valley tower.
The architectural design is being led by Kohn Pedersen Fox, with interior design by AvroKO. Residences are planned to range from approximately 1,099 to 5,155 square feet and will feature views of Bald Mountain, Hail Peak, Park Peak, and the surrounding area.

Commenting on the development, Gary Barnett, Founder and Chairman of Extell Development Company, said the addition of Waldorf Astoria and other hospitality brands reflects the vision for Deer Valley East Village as a mixed-use destination combining hospitality, residential, retail, and recreation.

Kara Randall, Vice President, North America Luxury and Mixed-Use Development at Hilton, noted that the signing supports Hilton’s continued expansion of its luxury portfolio in the Americas and adds to the company’s existing presence in Utah.

Dino Michael, Senior Vice President and Global Category Head, Hilton Luxury Brands, said the project allows Waldorf Astoria to expand its presence in mountain destinations, with a focus on design, service, and integration with the surrounding landscape.
Planned amenities at the property include a spa, fitness facilities, ski valet and concierge services, indoor and outdoor pools, dining venues, meeting and event spaces, and resident-focused amenities such as lounges and a demonstration kitchen. Construction on the site began in May 2025.

Waldorf Astoria Deer Valley Resort and Residences will be the second Hilton-branded property announced for Deer Valley East Village. A Canopy by Hilton Deer Valley is scheduled to open in 2026. Both properties will participate in the Hilton Honors loyalty program.
Deer Valley East Village is located approximately 40 minutes from Salt Lake City International Airport and will include hotels, private residences, retail and commercial space, and year-round recreational amenities. The broader Deer Valley Resort expansion will significantly increase skiable terrain and lift infrastructure over the coming seasons.

Sales for Waldorf Astoria Residences Deer Valley will be handled by Summit Sotheby’s International Realty.
