SAMHI Hotels Limited Signs Agreement with Ingka Centres

Ingka Centres Partners with SAMHI for Upscale Noida Hotel Development

SAMHI Hotels Limited, through its wholly owned subsidiary SAMHI Skyline Private Limited, has entered into an agreement with Ingka Centres India Private Limited, part of the Ingka Group, to lease and develop an upscale ~162-room hotel within Ingka Centres’ upcoming ~2.5 million sq. ft. mixed-use project in Noida.

Currently under development, the project is poised to be a landmark addition to Noida’s skyline, further strengthening its role as a commercial and hospitality hub in Delhi NCR. The hotel will be integrated into Ingka Centres’ “Meeting Places” concept—designed as a retail-led, mixed-use destination combining shopping, leisure, workspaces, and community experiences.

Strategic Highlights

The partnership combines SAMHI’s institutional operating platform with Ingka Centres’ global development expertise, aligning with SAMHI’s strategy of collaborating with large institutional partners.

Located within a high-quality mixed-use ecosystem, the hotel is expected to benefit from strong captive demand and prominent visibility within the development.

The project will follow SAMHI’s capital-efficient, long-term variable lease model. Ingka Centres will develop the building shell and core infrastructure, while SAMHI will invest in interior fit-outs. The hotel will be operated under an international brand to be announced later.

This development further expands SAMHI’s presence in the Delhi NCR market, where it already operates assets such as Hyatt Place Gurgaon, Holiday Inn Express Gurgaon, and Holiday Inn Express Greater Noida.

Management Commentary

said the partnership marks a significant step in SAMHI’s expansion through its capital-light lease model in the NCR, highlighting the strong demand fundamentals of the Noida project.
