Hyatt to Open Two All-Inclusive Resorts in Mexico by Late 2026

Hyatt Expands All-Inclusive Portfolio with Two New Resorts in Mexico

Hyatt Hotels Corporation and Parks Hospitality Holdings (PHH) have announced plans to open two new all-inclusive resorts in Mexico in the second half of 2026. The developments—Park Hyatt Riviera Maya and Grand Hyatt Los Cabos—will be owned by PHH and aim to expand Hyatt’s presence in key leisure destinations.

The two properties are positioned as distinct offerings under the Park Hyatt and Grand Hyatt brands, integrating all-inclusive services while maintaining brand-specific design and guest experiences. The projects are part of Hyatt’s broader strategy to grow its footprint in the leisure segment and strengthen its all-inclusive portfolio.

“At Hyatt, we’re continuing to evolve how our brands connect with travelers, ensuring they remain distinct and compelling,” said Javier Águila, President, Inclusive Collection, Hyatt. “Drawing on our deep expertise and leadership in elevated all-inclusive, we’re selectively bringing this model to these two new hotels, combining the ease of all-inclusive with the exceptional design, service and sense of place that define the Park Hyatt and Grand Hyatt brands.”

Park Hyatt Riviera Maya will be located along the Caribbean coast between Cancún and Puerto Morelos, within a private coastal enclave known as AMAI. The resort is expected to feature 148 guestrooms and suites, including accommodations with private pools and a penthouse. The design will incorporate local materials and craftsmanship, with an emphasis on residential-style interiors.

The property will include seven food and beverage venues offering à la carte dining, with a focus on Mexican cuisine and seafood alongside international options. Additional amenities are planned to include a beachfront pool, spa facilities, wellness programming, and access to a nearby golf course. Event spaces will also be integrated into the resort.

Grand Hyatt Los Cabos Resort, Golf & Spa will be situated within the Oleada Pacific Living & Golf community in Cabo San Lucas. The resort is expected to offer 301 rooms, including suites and swim-out accommodations. Facilities will include indoor and outdoor event spaces totaling more than 20,000 square feet.

The resort will feature multiple dining and bar venues, including restaurants serving a range of cuisines, as well as casual and specialty concepts. Leisure amenities are planned to include several pools, a fitness center, children’s and teen facilities, and access to an 18-hole golf course designed by Ernie Els. A spa with treatment rooms and wellness facilities is also part of the development.

The announcement reflects continued collaboration between Hyatt and PHH, as well as ongoing investment in Mexico’s tourism sector. PHH currently operates a portfolio of more than 11,000 hotel rooms and is expanding its presence through projects with international hospitality brands.

“These two openings represent a defining moment—not only for PHH, but for Mexican tourism as a whole. With more than 11,000 hotel rooms across our portfolio, we have built this company on a deep, unwavering conviction in Mexico’s potential as one of the world’s premier destinations,” said Charles El Mann Fasja, CEO, Parks Hospitality Holdings.

“Our collaboration with Hyatt is a natural expression of that conviction—and one we are truly excited about. Across our growing portfolio of more than 1,200 rooms with Hyatt, including Park Hyatt Riviera Maya and Grand Hyatt Los Cabos, we are bringing a new standard for luxury all-inclusive travel to two of Mexico’s most celebrated destinations, as part of a long-term relationship built on a shared commitment to excellence and authenticity.

Park Hyatt Riviera Maya and Grand Hyatt Los Cabos are not just resorts; they are a statement of confidence in this country, in this industry, and in the guests who choose Mexico time and time again.”

The upcoming openings follow Hyatt’s recent expansion in Mexico, including new luxury properties and renovations within its all-inclusive segment. The company continues to focus on growing its presence across leisure and urban markets in the country.
