Garner Hotels Reaches 100 Properties Across Global Markets

IHG Brand Expands Through Conversion-Led Growth Model

Garner Hotels, a midscale conversion brand within IHG Hotels & Resorts, has reached 100 open properties globally since its launch in August 2023. The brand continues to expand its footprint through a development model focused on conversions, offering a streamlined approach for hotel owners and operators.

The brand also has a pipeline of nearly 80 hotels, which is expected to increase its presence across multiple regions in the coming years. Garner currently operates or has pipeline properties in 12 countries, including the United States, Mexico, Italy and Japan.

The brand’s growth reflects increasing demand for conversion-led hotel development. In 2025, conversion properties accounted for 52% of IHG’s room openings, highlighting a shift towards more flexible and cost-efficient expansion models. Garner’s development approach includes adaptable design standards, lower pre-opening requirements and shorter turnaround timelines, enabling quicker transitions from signing to opening.

Garner Hotels is positioned to serve travellers looking for comfort, service and practical amenities at a midscale price point. The brand focuses on essential features such as comfortable rooms, quality sleep, breakfast offerings and functional workspaces for both leisure and business travellers.

Karen Gilbride, Global Vice President for Garner hotels at IHG Hotels & Resorts, said the brand’s early growth reflects IHG’s experience in developing conversion-focused brands. She added that the model supports entry into new markets while meeting the needs of both owners and travellers.

In the Americas, Garner recorded 32 signings and 23 openings in 2025, including its first property in Mexico and additional locations in the United States. In 2026, the brand will have expanded into suburban Boston and the New York City area.

Across Europe, the Middle East, Asia and Africa (EMEAA), Garner opened 43 hotels in 2025. A significant portion of this expansion came through an agreement with NOVUM Hospitality in Germany. The brand also entered new markets, including Italy, Türkiye and the United Kingdom.

In Asia, Garner made its debut in Japan with multiple openings in Osaka and Kyoto, and expanded into Southeast Asia with a property in Pattaya, Thailand. The brand has also signed its first properties in India.

Garner is expected to continue its expansion with planned entry into Greater China, adding to its presence in key travel markets across the region.
